Position Summary

The Head of Business – Property Development & Management is responsible for the strategic leadership, commercial performance, and operational management of the Company’s property development and property management activities. The role oversees the full lifecycle of real estate projects, from acquisition and development through to asset management, property operations, leasing, and client relations. The successful candidate will drive business growth, maximize profitability, ensure operational excellence, and lead multidisciplinary teams to deliver high-quality developments and exceptional property management services.

Key Responsibilities

Strategic Leadership

Develop and implement the Company’s business strategy for property development and property management.
Identify and evaluate new business opportunities, acquisitions, joint ventures, and development projects.
Establish annual business plans, budgets, and performance targets.
Monitor market trends, economic indicators and regulatory developments to inform strategic decision-making.
Support the Board and senior management in achieving long-term growth objectives.

Property Development

Lead the planning, feasibility assessment, and execution of development projects.
Oversee project timelines, budgets, financing requirements, and profitability targets.
Coordinate with architects, engineers, contractors, consultants, and regulatory authorities.
Ensure projects are delivered on time, within budget, and to the required quality standards.
Manage project risk assessments and mitigation strategies.
Oversee sales and marketing strategies for completed developments.

Property Management

Direct the management and operation of residential, commercial, and mixed-use properties.
Ensure high levels of tenant satisfaction and retention.
Oversee leasing activities, rent collection, maintenance operations, and facility management.
Monitor occupancy levels, rental performance, and asset value enhancement initiatives.
Ensure compliance with health, safety, environmental, and regulatory requirements.

Commercial & Financial Management

Prepare and manage departmental budgets and financial forecasts.
Monitor project profitability, operational performance, and key financial metrics.
Identify opportunities for revenue growth and cost optimization.
Review major expenditures, contracts, and procurement activities.
Prepare regular management reports and business performance analyses.

Compliance & Risk Management

Ensure all operations comply with applicable laws, regulations, permits, and contractual obligations.
Oversee corporate governance and risk management processes related to property assets and development projects.
Monitor insurance requirements and risk mitigation measures.
Ensure proper documentation and record keeping across all business activities.

Qualifications & Experience

Bachelor’s degree in Real Estate, Business Administration, Property Management, Engineering, Architecture, Construction Management, Finance, or a related field.
Minimum 5 years of senior management experience within the real estate, property development, or property management sector.
Proven track record in managing large-scale development projects and property portfolios.
Strong financial, commercial, and operational management experience.
Excellent leadership and people management skills.
